Gator funding is a type of financing that allows real estate investors to bridge the gap between the purchase of a property and the completion of renovations or improvements. It also provides earnest money funds to individuals or business entities seeking to purchase real estate. Earnest money or EMD is a deposit made by a buyer to demonstrate their serious intent to purchase a property. In most cases, the funds provided by Gator Funding are paid back at the close of escrow.
Transactional funding is a short-term financing solution that allows real estate investors to close deals quickly and efficiently by providing the necessary funds to cover the upfront costs of a transaction. This includes things like down payments, closing costs and any other expenses that may be required to complete the purchase of a property.
Gap Funding is designed to bridge the financial "gap" in real estate investments. When the primary financing falls short of the total amount required for property acquisition, closing costs, and extensive rehabilitation. this program typically extends from 30 to 120 days, offering investors the financial flexibility they need to enhance and flip properties without being saddled with long-term financial burdens.
Double close. Real estate investors often choose to double close in order to keep their capital gains under wraps from both the seller and end buyer. The key to the double closing is that it’s two separate transactions, one between the seller and wholesaler and another between wholesaler and the end buyer. We have partners that are expert on these transactions.
